Real Estate & REO Closing
Real estate and mortgage transactions involve many moving pieces. At Arden Gray Legal, we bring those pieces together to create a seamless, efficient closing experience from contract to completion.
Our team combines legal experience, attention to detail, and streamlined processes to keep transactions moving forward and anticipate potential issues before they become obstacles. From title and due diligence to document preparation and closing, we work diligently to ensure every detail is handled with care.
Ready to get started? Send your contracts, title requests, and signature requests to intake@ardengraylegal.com and our team will take it from there.
Two Kinds of Closing
For Buyers, Sellers, Agents & Lenders
Purchases, sales and refinances closed by a Georgia attorney, with title, escrow, document preparation and the signing coordinated in one place.
For Servicers & Asset Managers
Bank and investor owned dispositions taken from post foreclosure through curative and possession to a recorded deed, with one attorney accountable for the file.
Scope of Work
From a first home purchase to a bank owned disposition, the same firm handles the title work, the escrow and the table.
Purchases and sales for buyers and sellers, from contract review and title through the signing, funding and recording.
Seller side representation on bank and investor owned dispositions, from contract review to funding and recording.
Attorney held escrow, settlement statement preparation, disbursement and payoff coordination under Georgia practice.
Defects in the chain identified and cleared before the asset goes under contract, not the week of settlement.
Lender instructions followed to the letter, the package executed and returned complete, and the payoff confirmed.
Negotiated conveyances documented and recorded so the transfer holds up when the asset is later resold.
Occupants and holdover borrowers removed through the proper Georgia proceeding, handled by the same firm closing the asset.
Deeds, affidavits and transfer documents drafted for the county of record and tracked to confirmed recording.
The REO File, End to End
The reason disposition dates slip is almost always a handoff. A title issue sits with one vendor, possession sits with another, and nobody owns the calendar. We hold the file end to end.
Assignment received through your portal or ours, with the asset opened and acknowledged the same business day.
Chain examined, liens and encumbrances identified, and a curative plan reported back to you with the exceptions named.
Affidavits, releases, corrective instruments and quiet title where it is warranted, worked while marketing continues.
Occupancy confirmed and, where needed, the dispossessory filed and carried through to the writ.
Contract reviewed, settlement statement prepared, escrow held and funds disbursed at the table.
Deed recorded in the county of record, confirmation returned to you, and the file closed out in your system.
Onboarding & Compliance
You are not hiring a law firm so much as approving a vendor, and the approval turns on documentation. Everything your risk and compliance team asks for is assembled and ready to send, so onboarding is a packet exchange rather than a month of follow up.
One attorney on the file. One point of contact for your vendor manager.
The Difference
Most Georgia closing firms send the occupied file out to an eviction shop and wait. We already run a landlord side dispossessory practice in these same courts, so possession is not a subcontract and not a delay. It is the stage of the file immediately before closing, worked by the same attorney, on the same calendar.
Who We Represent
Residential and commercial buyers and sellers who want a Georgia attorney at the table and a closing that lands on the contract date.
Agents who need their deals closed on schedule, and lenders who need their instructions followed and their package returned complete.
Holders of Georgia REO inventory who need local counsel to move assets from acquisition through recorded sale.
Default services vendor networks placing Georgia files with approved counsel under existing scorecards and timelines.
Partners who need a Georgia attorney to conduct the closing and to resolve exceptions that stand between commitment and policy.
National default firms that need Georgia local counsel for possession, curative work and the closing table.
What Breaks a Closing
A title exception surfaces after the property is already under contract. The property is still occupied on the day of settlement. The deed sits unrecorded while the county works through a backlog. Or wire instructions are intercepted and the funds are gone. Each of these is preventable with work done early, and every one of them is worked on the front end of the file rather than discovered at the table.
Coverage
A portfolio spread across county lines still runs through one firm, one contact and one reporting format.
Assets outside this footprint can often still be covered. Ask us and we will tell you straight whether we can take the file.
Questions
Closings
Send the fully executed contract to intake@ardengraylegal.com. We open the file, order title, and confirm the closing date and time with every party in writing.
Photo identification for everyone signing, and any funds due at closing by the method we confirm with you in advance. We send the exact figure and a checklist before the closing date.
Funds move only on instructions verified by callback to an independently confirmed number. Instructions are never accepted or changed by email alone, on any file, for any party.
Institutional
Yes. We take assignments, post updates and close out matters in the vendor portal your team already uses. If you do not run one, we provide structured intake and stage reporting on every file.
A packet exchange. We return bar standing, professional liability coverage, W-9, conflict certification and our escrow and data handling protocols. Tell us your scorecard and reporting requirements and we will confirm in writing what we can meet before you place a file.
Yes, and this is the reason to use us. We run a landlord side dispossessory practice in these same courts, so possession is handled in house rather than referred out, and it moves on the same calendar as the closing.
We are a litigation firm. Quiet title actions, lien disputes and contested possession are handled by the same attorney who holds the file, so the matter does not have to be placed with new counsel partway through.
Per file, agreed in advance against your fee schedule. Institutional pricing is negotiated per relationship and per volume, so we quote against your terms rather than publishing a rate card.
